Do you have any contacts at social services? I used to work for a carers advocacy service and there should be something set in place for people like you in your area. Try looking online for carers advocacy services where you live. You could get someone to do all the hard work for you in terms of calling social services and arranging respite care or whatever else is available. It can be frustrating trying to deal with social services because they like to pass people from pillar to post and things take a long time. An advocate gets things moving quicker and fights on your behalf. It may be that your mother needs to be an in patient somewhere because you can't be there all the time and it sounds like she is a danger to herself sometimes. If you can't get hold of an advocacy service then try citizens advice. Good luck.

in the letter the attorney sent to the ins. company , he told them they had 14 days to file for the money, if they did not file it would be deemed a waiver of rights. The settlement happend 7 months ago and everyone involved was notified and sent this letter. the letter was sent out 6 months after everyone was notified of the settlement. Only one company filed within the 14 day period with the courts.

Am I legally responsible for home owners association fees that occured before I bought my home?

My husband and I bought our first house in 2009 (in Florida) in a neighborhood that has a homeowners association. It was brought to our attention by the title search company that there was a lien on the house because of unpaid association dues, but we were told that it was paid at our closing. It is not 2011 and the new board of the homeowners association is going back through the records of the old management company (who has recently been terminated by the board) that date back to 2008. We received a letter in the mail saying that we owed $164.22 and that it was due in 30 days or the association would take legal action against us. So we contacted the association treasurer to find out why we had a balance because we knew that we had paid all of our dues. She stated that there were charges that were shown in her records that were outstanding back in 2008. We tried to explain to her that we hadn't bought the house until 2009 (which she tried to claim we had lived there since 2008) and that any charges due before our closing were paid by the responsible party (which would have been a bank because it was a foreclosure). We also told her that when we had spoken to the management company (before they were terminated by the new association board), that they had also told us that there was no outstanding balance. Should my dad quit claim the deed to a condo into my name? (State of Michigan)?

i am hoping you can help me with my legal dilemma... i am 36 yrs old and receive SSI benefits. having had medical problems and not being able to work i racked up some credit card debt. as of right now i owe about $5400 and am struggling to make the minimum payments. i filed bankruptcy in 2006 so i cannot file again until 2014. earlier this year my father received a small inheritance and bought a $27,000 condo and put 10% down. there is a mortgage on the condo. he is married to my mom and the condo is in his name only. he also jointly owns his primary home with my mom and the home has little if any equity. he also owes about $5,000 in credit card debt in his own name and my mom has credit card debt in her name. they get buy with social security and a pension as they are 65 yrs old. my dad purchased the condo for me so i always have a place to live (i am also an only child). a friend of mine is currently renting the condo and i am still living in my parents home. in the near future i will be moving into the condo and my friend and i will share the mortgage, assn fee, utilities, etc... NOW, HERE IS THE DILEMMA: As of now the condo is deeded in my dad's name only. I can no longer keep up with my credit card bills and will stop paying on them very soon as SSI does not pay very much money. My dad wanted to add me to the deed or totally quit claim the deed to me but I'm worried about doing that as of now because I will soon have debt collectors after me who could get a judgment against me and and put a lien on the condo if it is in my name fully or jointly with my dad. I know in 2014 I will be able to file bankruptcy and have a clean slate at that time and then have my dad put the condo in my name without the fear of a judgment lein. 2 years ago my house was foreclosed on. The 2nd lien holder filed a deficiency judgment against us. We can't afford to settle and we can't afford another payment (thus the foreclosure). The estoppel atttorney keeps ignoring the published lien in the official records and has now, 3 months later, tried to charge me over $8000.00 for prior HOA fees when the lien established the debt at under $6000 at the time lien was placed on property. Can a HOA attorney just ignore the lien and arbitrarily establish a new amount although the lien, including attorney fees, late charges and interest was already established and placed into the public records. Three months after lien was placed in official records the estoppel letter ignores the lien and has increased from $5777.90 to over $12,000.00. 1. What recourse can anyone recommend to stop this abuse of the system???? This is a constant battle with HOA attornies over the last 10 years. 2. What is a reasonable attorney fee for processing estoppel letters and filing liens? 3. Sounds like a class action suit in the making for some attorney because it is wide spread problem that needs to be reined in by the BAR Association or the law changed to specifically identify what can and can't be charged to a buyer who purchases property with HOA Liens. Right now it's a guessing game on just how much an attorney can attach to HOA Liens. In most cases the attorney fee is higher than the lien on the property or close to doubled. I received pre-approval from Bank of America for an FHA and VA Vendee loan. This was in early April and they pulled my credit before granting the pre-approval. I finally found a house and made an offer that was accepted. The proposed closing date was scheduled for July 29, but because of the length of time between then and when I received the initial pre-approval, I was advised to allow them to pull another credit report (this was last week). I did this and my score is now 656 (up from 628), my debt-to-income ratio has slightly lowered (due to paying off one credit card and paying down another) and everything else is the same. I had a bankruptcy which was discharged four years ago, and since that time I struggled for a few months (late 2008/early 2009) and had an erroneous state tax lien on my report. They asked from an explanation for these events and stated that I could provide a letter explaining the situations. These same items were on both credit reports pulled by BoA, but now I am being told that they are denying approval because of these items. Why would the grant a pre-approval for 170k, but deny my approval for 97k? I am a college educator and I have been on the job for almost three years. I was told that they would need certain items to process the loan, however they requested none of these items before denying me. I received pre-approval from Wells Fargo (also done in early April) which is still valid. I spoke with that loan officer today and he doesn't see the problem. I would prefer the Vendee program because of the lower fees/closing costs in addition to the zero money down payment, however I may have to go to the FHA from Wells Fargo. Why does my daughter wake up in the middle of the night?

My daughter will be 2 in september. Every night for the past 2 weeks she has been waking up in the middle of the night and start crying and screaming for a few minutes and fall back asleep. She has never done this before. Since she was 2 weeks old she has slept through the night. Besides that she has been waking up in the morning a few hours before her normal time. My mother suggested that mabe she is having nightmares and that is what makes her wake up everynight. I believed it for the first 2 nights but after that i find it kind of too much. Its been two weeks and its becoming a problem because i live in a small house and my mother lives with me. She has a hard time sleeping and any noise wakes her up so i know she is being disturbed. Does anyone have any idea what it could be that is making her do this? Is there any way i can try and prevent this? What does it mean to have recurring dreams about being possessed?

I've been having the same nightmare every night for the last year and a half. They're all about me being possessed, then seeing static like on a TV, then seeing signs I have no idea about. I see Satan and demons and things like that, then I hear a language, I think Latin that I can't understand. Does anybody know what this could mean? Just had a quick question. Basically, my car got totaled due to an accident recently. I still owed the majority of the loan of the car which was about 15k. The total value of the car which insurance was going to pay is about 17k. Insurance paid off the remainder of the loan and i was left with 2k. I was wondering, for future reference, is it possible for insurance to give me the check for 17k instead of first paying off the lien? Or is it some sort of requirement for them to first pay off the existing lien and then give me the remainder? The reason i ask is because i found a private seller selling the same type of car for 16k. And i was thinking if they had given me the 17k upfront, I couldve bought the car upfront for 16k and then couldve used the remaining 1k towards my original loan and continued to have paid monthly on the old car's loan, while completely paying off the "new' car. And it would've saved me the hassle of making a new loan. Or does it not work like this?
